The Full Set

Some projects just need more. More coordination, more detail, more certainty. When you're building a custom home or a commercial space in Fort Smith and you want everything dialed in before your contractor breaks ground, this is the package that gets you there.

Our Full Service option is the most popular thing we offer, and it exists for a simple reason: the more thoroughly a project is documented before construction starts, the smoother the build goes. Every time.

The process happens in three phases.

Schematic Design (SD) — The conceptual stage. We're exploring layout options, testing ideas, and making sure the overall direction feels right before investing time in the technical details.

Design Development (DD) — Now it gets specific. Materials come into focus, layouts get finalized, and if structural or MEP engineering coordination is needed, it begins here as an optional addition.

Construction Documents (CD) — The complete, finalized set your contractor needs to pull permits and build. This is where the work really shows.

What's in a full construction document set?

We include everything. Title sheet with code data and drawing index. Cover sheet with project and team info. Full site plan showing property lines, building placement, setbacks, and utilities. Detailed floor plans for every level. Exterior elevations and building sections. Reflected ceiling plans showing lighting fixture locations and HVAC registers. Interior elevations of kitchens, bathrooms, and complex built-ins. Complete door, window, and finish schedules. And detail drawings — the kind that spell out exactly how a waterproofing transition works, how a material junction comes together, how a complex millwork condition is supposed to be built.

We also flag anything that needs contractor input. If something comes up in the field that wasn't covered, we want the call — and we'll provide the detail.

For projects in Fort Smith that require it, we can coordinate consultant drawings as optional additions: structural, mechanical, electrical, plumbing, and civil.

Consultants (Optional Addition)

  • Structural: Foundation plans, framing layouts, and beam/column details.

  • Mechanical: HVAC systems, ductwork, and equipment locations.

  • Electrical: Power outlets, lighting plans, and electrical panels.

  • Plumbing: Water supply and waste lines, fixture locations, and piping diagrams.

  • Civil: Grading, drainage, and site-specific utility connections.

Material palettes that go beyond inspiration.

The advanced material palette included in Full Service isn't just a mood board. We specify the exact systems, finishes, dimensions, and installation patterns for every material in the project. Because not all brass fixtures read the same. Not all tile grout lines sit the same at 1/16" versus 3/8". Those decisions affect how the finished space looks and feels — and we make them thoughtfully, with you, so the built result matches what you saw in the renderings.


Optional additions available:

  • Landscape layout and plant selections.

  • Interior design with furniture and décor coordination.

  • MEP engineering coordination.

  • Additional review meetings and advanced construction coordination.

  • Travel for projects outside the immediate Fort Smith area.
